The Challenge
The existing built-up roof (BUR) was leaking in three locations into tenant spaces. The owner needed a permanent solution — but the building had to stay fully operational throughout. Any interior water intrusion during the project would mean closed tenants and lost rent.

The Solution
We specified a complete tear-off and replacement with 60-mil TPO single-ply membrane over new tapered ISO insulation. TPO is the current standard for commercial flat roofs in Colorado — heat-welded seams (no adhesive failures over time), excellent UV resistance, energy-efficient white reflective surface, and 20-year manufacturer warranty.

- Heat-welded seams tested for waterproof integrity

- Detail work at every penetration — HVAC curbs, vents, drains, scuppers
The Schedule
We staged the project in 4 sections, never leaving more than one section exposed overnight. Weather windows were planned with 3-day forecast confidence. Tear-off and replacement of each section happened the same day — meaning each tenant was always protected by either old roof or new roof, never an open hole.

Crew arrived at 7am each morning and was off the roof by 5pm. No after-hours work, no weekend disruption, no interior leaks, no tenant complaints.
The Outcome
Project completed on day 6, on budget, with zero tenant disruption. The new roof carries a 20-year manufacturer warranty plus our 5-year workmanship warranty — and a comprehensive 10-year maintenance plan that includes annual inspections and minor repairs.
The owner has since referred us to two other commercial property owners in Castle Rock — both of whom we're now working with on similar projects.
